Living in Villa District
HISTORIC LANDMARK DISTRICT • TREE-LINED MEDIANS • WALKING TOURS • FRANK LLOYD WRIGHT INFLUENCES
Spanning seven city blocks, and occupying a tiny corner of the Irving Park community area, Villa District is characterized by its care for the history and preservation of its homes and streets. Visitors to Villa park may notice stone planters marking the corners of the community. These planters were originally pillars for stucco lights and as the years went by neighborhood residents came together to transform and maintain them as planters. They continue to serve as markers for the corners of the neighborhood. Another standout feature in Villa District are the medians that run along Avers and Harding Avenues, lined with towering trees that add an element of living in a space wrapped by nature.
Residents take pride in the Villa District community and band together throughout the year to hold community events including walking tours, sometimes in partnership with the Chicago Architecture Center, and a neighborhood picnic. The tours are meant to highlight and celebrate the impressive architecture of the area. Frank Lloyd Wright’s Prairie Style architectural style is a visible influence in the homes of Villa District. Notable Chicago architect, Clarence Hatzfeld, whose work includes a number of field houses and Masonic temples in Chicago, is responsible for the design of nearly two dozen homes in Villa District. As such, these architectural touchpoints make Villa District a popular residential area for architecture aficionados.
Where is Villa District?
Identifiable by its triangular shape, the Villa District community is bordered by Addison St to the south, Pulaski Rd to the west and the I-90/I-94 expressway which runs diagonally from southeast to northwest along the eastern edge of the neighborhood.
The 60618 zip code forms the greater part of the area, and a small part of the western side of Villa district includes the 60641 zip code. The community is part of the 30th Ward.
Villa District Transportation
Residents of Villa District are surrounded by transportation options. Commuters traveling by car have major thoroughfares like Pulaski Rd, Addison St and Irving Park Rd along the perimeter of the neighborhood, and quick access to the I-90/I-94 expressway at both the Addison and Irving Park entrance ramps.
The area is also serviced well by public transit, including the CTA trains at the Addison and Irving Park Blue line stations, and the CTA bus routes of #152 Addison and #53 Pulaski. The #80 Irving Park is also an option. And then, of course, there’s the Irving Park Metra rail station just across the way from the Irving Park CTA Blue line station. Getting to and from the area is a no brainer.
Villa District Real Estate Market Snapshot
HISTORIC CHARM • BUNGALOW HOMES • LARGE LOTS • PRAIRIE STYLE ARCHITECTURE
Bungalow style homes of differing sizes are the housing style of Villa District, a requirement set forth at the outset of the area’s establishment. While home sizes vary, a majority of homes sit on large lots. Character and charm are principal traits of these architectural gems, and while some of the interiors may be dated, the structure and quality of these homes attract home buyers.
With only 126 homes in this pocket of Irving Park, the opportunity of finding homes for sale in Villa District is limited, often with inventory falling easily under a handful of houses available for purchase. Houses on the market are generally priced between $450K and $600K, with major selling points being square footage and location.
